Application Requirements
We're excited you're interested in one of our properties! Due to high demand in the current rental market, we typically receive multiple applications per listing. We encourage you to apply as soon as possible after your tour.
Applications are reviewed in the order they're completed. Gathering your documents in advance, touring promptly, and making sure all co-applicants apply at the same time gives you the best chance of securing the home.
General application requirements:
- A tour with our Showing Agent prior to applying, so you know the home is the right fit. You can do this by:

- Applicants must have a credit score of 700 or higher to meet our criteria
- If below 700, a cosigner may apply that meets these criteria
- Cosigners are considered only for applicants with no credit history or applicants with low credit scores. One cosigner per applicant maximum
- Monthly gross income at approximately 3X’s monthly rent
- A $40 application fee per applicant that covers background and credit screening
- Recent verifiable rental history
- Everyone 18 years or older living in the unit must submit their own individual application

- Go to joecartarealty.com under the Vacancies tab
- Find your property of interest
- Select the red "Apply Now" button
Documents to Have Ready
Having these things on hand before you apply will help your application move faster:
- Proof of income (i.e. last 4 recent paystubs, recent bank statement showing available funds/reserves, or other additional verifiable income)
- A valid, government-issued photo ID
- Rental reference information from the previous 3 years
- Dependent information (optional)
- Pet information and a recent photo, if applicable (see Pet Policy below)
